Making a reservation is easy! Simply go to the ‘Properties’ page of this website, select your preferred vacation home, and follow the provided instructions. Please remember to bring a government-issued photo identification and a valid credit card/debit card.
We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent ID verification which will go through an approval process that’s required to validate your reservation.
You will need to pay a damage deposit or buy a damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
The following charges will be applicable to each booking:
-A one-time Cleaning fee.
-Mandatory state and county taxes. The breakdown is as follows: 3% for county taxes, 6% for state taxes, resulting in a total tax rate of 9%. These tax rates are specific to Pennsylvania and our local counties.
-A Payment Processing fee of 3%, which is a shared cost between our guests and us, covering all transaction and processing fees.
Please note: Airbnb & VRBO apply the same tax percentages. Moreover, Airbnb imposes an extra 14-16% Airbnb Service Fee on each booking, while VRBO has a charge of 5% plus a 3% processing fee.
By directly booking with us, you will save a substantial amount compared to using these online travel agencies.
Guests must cancel at least 45 days before check-in to receive a 100% refund for all nights, minus a 10% processing fee. Guests must cancel at least 30 days before check-in to receive a 50% refund for all nights.
If a guest cancels less than 30 days before check-in, you’ll be charged 100% for all nights.
We do allow pets at our Hyland Estate property which is the home that features the indoor hot tub.
Absolutely! We have amenities specifically designed for families and children, ensuring a comfortable and enjoyable stay. Most of our properties do have packs and plays and children’s dishware, you can find out more in each home’s respective listing descriptions.
In addition, there is a local service called Babyquip where you can rent children-specific items and they deliver them directly to the rental property and pick it up before you leave. Our past guests have loved this service.
Check-in time begins at 4:00 PM and check-out time is 11:00 AM EST. You can easily check in using our smart lock system for a hassle-free experience. If you desire an early check-in or late checkout we will do our best to accommodate upon request.
Our vacation homes are all located within the Pocono Mountain region within minutes of the main attractions including Tannersville, Gouldsboro, Blakeslee, and East Stroudsburg. Each location offers unique experiences, so please explore our listings to find the perfect fit for your needs.
